Tenants are responsible for reporting ALL maintenance concerns.
Non-emergency issues can be reported using the Maintenance Request button here on our website. Non-emergency requests will be processed during normal business hours. Emergency Maintenance can be anything causing immediate harm to the property or endangers your safety. Call the After Hours Emergency Phone Number, given to you by your property manager immediately if you have an emergency. The following situations are considered an emergency:
Uncontrollable water leak, shut off the water valve immediately
Electrical sparking or smell of smoke, shut off the main breaker if you can
Door or window that won’t lock
No running water
No hot water
No heat in the winter
For emergencies causing immediate danger such as fire, gas leak, electrical danger etc. leave the building and call 911.

Florida Landlord and Tenant Laws (F.S, 83.52) requires that tenants do the following:
Tenant must comply with all building, housing, and health codes
The tenants must keep their part of the premises clean and sanitary
The tenants must remove their garbage in a sanitary manner
The tenants must keep all plumbing fixtures clean, sanitary in “in repair”
The tenants must operate in a “reasonable manner” all electrical, plumbing, sanitary, heating, ventilating,air conditioning and other facilities and appliances…
The tenants must not destroy, deface, damage, impair or remove any of the premises or property belonging to the landlord (or property owner); and the tenant cannot allow any of their guests to do so, as they are responsible for the actions of their guests.
The tenants must conduct themselves and require other persons on the premise to conduct themselves in a manner that does not unreasonably disturb their neighbors or constitute breach of peace.
